Canyon County is currently reviewing its ordinance for administrative land divisions in agricultural zones to ensure that it is clear and effective for our community. Unlike subdivisions, these types of land divisions are reviewed by County staff and do not require a public hearing.

Recent Divisions
Between 2020 and 2025, Canyon County approved 379 land divisions in agricultural zones creating 1,028 new parcels, not inclusive of platted subdivisions. In total there are currently 20,638 parcels in Canyon County, outside city limits that are zoned agricultural.

Land Division Regulations
Administrative land divisions are reviewed by county staff and do not require a public hearing, unlike subdivisions. The following types of administrative land divisions, (per Article 18 of Canyon County Zoning Code) can be made in agricultural zones
Current requirements for dividing land in the Agricultural (“A”) Zone include:

- Each new parcel must be at least one acre in size.
- A property can be divided into up to four residential parcels from the original land. However, smaller properties (under 120 acres) may be limited to fewer divisions. If the land isn’t suitable for farming, it may still qualify for up to four residential parcels, even if it’s smaller.
- A draft survey showing the proposed divisions must be included with the application.
- An irrigation plan is required only if applicable to the property.
- A 15-day notification period for the local fire and highway districts takes place before approval.
- Any parcels with slopes over 15% require a preliminary grading and drainage plan.
